A Healthy Constantia Property Market

Constantia, real estate has historically carried a cachet and as such a healthy demand prevails, according to Mike Greeff, CEO of Greeff Properties, an exclusive affiliate of Christie’s International Real Estate.

“The last two years have, however, seen an increase in activity in the Constantia Valley which stems from a currently prevailing more decisive mindset among both sellers and buyers. People are not remaining on the fence any longer waiting for home prices to increase dramatically. They are selling at current market prices, which in some cases have risen only marginally, but on average have held their own,” says Greeff. “For sellers right now, it is more about lifestyle decisions,” adds Greeff. Properties are being put on the market as sellers are upscaling or downscaling and making moves to be closer to schools. Buyers currently comprise locals who are moving from other Southern Suburbs into Constantia, or existing Constantia residents moving, but staying in the suburb. “A significant portion of the buyers are young families relocating from Johannesburg,” reveals Greeff. Greeff Constantia Upper agents report that there is still a good deal of interest from foreign buyers and indeed foreigners who have been renting in Constantia and have decided to buy in the area.

“The weak rand is most certainly playing a large part in this trend, given that current exchange rates make it difficult to motivate for a move offshore with incumbent losses,” says Greeff.

“Apart from the undeniable beauty of the area, it is the ideal location for everyone from walkers and dog lovers to hikers, runners and mountain bikers, not to mention equestrians. Constantia is home to abundant stretches of protected greenbelt, which are utilised by all” says Greeff. “The entire Constantia Valley is also home to a fiercely protective property owner’s association bent on preserving the area’s historical value and rustic features,” adds Greeff.

“Space and undeniable natural beauty are inevitably part of the Constantia Valley offering,” says Greeff.  Typical of Constantia’s properties is this four-bedroomed thatched homestead.
